Commercial repair
A bounded seam opening, puncture or flashing problem needs compatible products and a sound connection to the existing roof.

Free roof inspections. Clear repair and replacement options.
A roof leak can interrupt tenant space, equipment access and daily operations. We start with the roof system, the water path and the building's use, then explain repair, restoration and replacement options.
On a low-slope roof, we look beyond the open field to the seams, drains, wall flashings and curbs around rooftop equipment. Those interruptions in the surface need durable connections, and the roof's slope needs a clear route to drainage.
A surface repair cannot resolve wet insulation trapped below it. The condition of the supporting layers, the attachment and the existing system help determine whether a local repair is enough or a larger scope is needed.

TPO and PVC use heat-welded connections; EPDM uses system-specific seam and flashing products. The existing membrane matters to every repair and restoration choice.

A coating needs a suitable dry surface and resolved seam, adhesion and moisture questions. It cannot restore wet insulation below it.
Broader deterioration, wet layers or assembly failure brings removal and renewal into the conversation. The new system includes attachment, insulation, drainage and details.
The work plan needs to account for entrances, loading access, material staging, rooftop equipment and interior areas below the repair. Tear-off exposes layers and generates debris, so sequencing and protection are part of the project itself.
Drainage should remain a building-level decision. A roof drain or downspout moves water somewhere; its discharge needs to work with the ground and pedestrian areas around the property. Our commercial drainage guide explains that connection.

Start with the building’s existing system and the decision at hand.
